
The honest tension
Mortgage rates haven’t dropped the way a lot of people hoped they would by now. And yet… the housing market hasn’t stopped either.
That disconnect is what’s creating the most confusion I’m seeing locally: not fear, not urgency, just a lot of “Should we wait?”
So let’s slow it down and talk about what’s actually happening.
What’s changing (and what isn’t)
Rates may move but they’re more likely to drift than plunge in the near term. That doesn’t mean the market freezes. It means buyers and sellers adapt.
What hasn’t changed:
The question isn’t whether rates will drop. It’s whether waiting actually solves the problem you’re trying to fix.
The quiet shift I’m seeing
Here’s the part that doesn’t make headlines.
Sellers aren’t “giving up” low rates: they’re using equity strategically:

Buyers aren’t being reckless either. They’re buying with flexibility:
This isn’t a panicked market. It’s a more thoughtful one.
What this looks like locally
In areas like Wheaton, West Chicago, Warrenville, and surrounding suburbs, I’m seeing:
It’s less noise. More clarity.
The question that actually matters
If you’re thinking about a move in 2026, the real question isn’t:
“Will rates drop?”
It’s:
“What problem am I trying to solve?”
More space. Less maintenance. A better location. A new chapter.
Those answers matter more than a headline.
